Iconic Design — An Investor’s Perspective on CONNER Ratchathewi

A conversation with a buyer at CONNER Ratchathewi reveals how architecture alone can spark conviction—long before a show unit is built.

Por (Panumas Saentavee) is an executive at Thaicom, overseeing satellite capacity sales across Indonesia, Malaysia, and the Philippines, as well as satellite TV services in Cambodia. Beyond his day job, he has actively invested in real estate for nearly a decade.

His Investment Principles

Por’s priorities are clear:

  1. Location comes first—historically focused on Sukhumvit.
  2. Developer credibility follows.
  3. Product details are examined last, but thoroughly.

Discovering the Project

He first encountered news of the project on Facebook, noting its two wins at the Asia Pacific Property Awards. After checking with industry friends and seeing the design, his immediate reaction was that the building was strikingly unique. He even joked that a design like this “should have been on Sukhumvit.”

Curiosity led him to study Ratchathewi more closely—but he admits the design alone already made him want to buy, regardless of location.

Buying Before Seeing a Show Unit

Por purchased his first unit without ever seeing a mock-up room. For him, the exterior architecture had the potential to become a future Bangkok landmark. Later research revealed the project sits steps from BTS Ratchathewi, just one stop to Siam or Phaya Thai, and even walkable to Siam—making the decision even easier.

What Stands Out in This Location

As he dug deeper, Por found the room specifications and materials exceeded expectations—“beyond price” in his words. With several nearby projects launching, a comparison made CONNER’s price-to-performance ratio stand out as the best in the area.

Confidence in the Developer

Before committing, he researched the developer and learned they were behind C Ekkamai and partnered with Saengfah Construction. Seeing C Ekkamai nearing completion ahead of schedule gave him confidence in both quality and reliability, despite the brand being relatively new.

Why He Chose Loft Units—Twice

Por bought two loft units. The appeal was immediate:

  • Double-height floor-to-ceiling space creates openness.
  • Full-height, wide glass panels maximize light and views.
  • When calculating price per square meter including the loft level, the value becomes exceptional.

Whether for living or investment, he considers it the best-priced loft product currently on the market.

A Personal Connection to Ratchathewi–Siam

Por has known the area since his school days—attending tutoring nearby and later studying at Triam Udom Suksa School. He recalls walking from Siam to Victory Monument with friends. To him, this district has always felt close and accessible.

Only after purchasing did he learn that a future MRT Ratchathewi station would be located directly in front of the project—“0 meters away,” he laughs—further validating his choice.

Beyond Investment: A Place He Would Live In

His rule is simple: he only buys properties he would happily live in himself. Investment potential comes second. If he loves it, he knows living there would always be an option.

Who Is This Project For?

Por believes CONNER Ratchathewi suits both end-users and investors:

  • For living: iconic design, limited units, excellent specs, prime location.
  • For investment: strong pricing relative to nearby projects with superior specifications.
